The short answer
A gutter clean on a normal Sydney house costs from $330 for a single storey and $440 for a double storey. Three storeys start at $650. Those are also our minimums, so a small house never pays less than that. Then you add the callout fee for your region, which is between $0 and $80. Everything includes GST and is rounded to the nearest $10.
Most quotes in Sydney don't tell you any of that until someone has been out to look. We think that's backwards. You should know the price before anyone climbs your roof. So here is the whole thing, the same way our calculator works it out.
What moves the price up or down
Five things change the number. None of them are a surprise once you know them.
Storeys
The biggest factor. Single storey from $330, double from $440, three storey from $650. A house that is two storeys at the back counts as two storeys.
House size
A small house is 20% less than the base price. A large house is 25% more. Small is roughly a two-bedroom cottage or terrace, large is a big four or five-bedroom home with wrap-around gutters.
How full the gutters are
Light debris takes 15% off. Heavy debris, where there's mud, moss or plants growing, adds 20%. We guess this from your suburb's tree cover and adjust if you tell us more.
Roof access
Easy access takes 10% off. Hard access, like a steep roof, a tight side path or no ladder spots, adds 15%.
Gutter guard
Removable guard adds 63% because we lift, clean under and refit every section. Screw-fixed guard adds 80%. Tell us if you have it. It's the most common reason a quote changes on the day.
Property type
Terraces are priced at 70% of a house, semis and duplexes at 85%, granny flats at 80%. The minimum still applies.
Callout fee by region
The callout fee covers getting to you and is charged once per visit, even if we do two services. It is never discounted.

Example: the Ryde double storey above on a 6-monthly plan is $440 less 10%, which is $396, rounded to $400, plus the $50 callout. $450 a visit instead of $490.
Why the cheapest quote is rarely the cheapest job
Work above two metres is regulated in NSW, and most serious falls happen from four metres or less. That's ladder height on a normal house. A proper operator carries insurance, harness gear and a safe work method, and that costs money. A very cheap quote usually means one of those is missing.
The other risk is quieter. A whole cluster of one-star reviews in Sydney describe cleaners who got on the roof, made some noise, blew a few leaves off and charged full price for gutters that were never touched. The owner only found out when a mate went up the next day. That's why we send before and after photos of every gutter without being asked. You never have to climb up to check.
How paying works
Nothing up front. We do the job, send your before and after photos, then invoice you by email and text. You have 7 days to pay by bank transfer, PayID or cash. No card surcharges, no deposit, no cancellation fee, and no charge for a wasted trip. The price in your quote is the price you pay. It only changes if the property is different to what you told us, and we always call you before we start. Our own mistakes are never passed on. All prices include GST.
Common questions about gutter cleaning cost
Is GST included in the price?
Yes. Every price on this page and in the calculator includes GST.
I only have one blocked downpipe. Do I need a full clean?
No. A single blocked downpipe visit starts at $220 plus your callout fee.
How much for a strata building?
Strata starts at around $660 and is always quoted after a site visit, so we can balance the total against a fair per-unit price.
Do you charge if you turn up and can't do the job?
No. If the job can't go ahead, for the weather or because the roof isn't safe, we wear the trip.
Will the price change on the day?
Only if the house is different to what you told us, like gutter guard you didn't mention. We re-price it and call you before we start. If we got it wrong, that's on us.
How long does it take?
A single storey with easy access and no guard takes about one to one and a half hours. A double storey takes one and a half to two.
How often should Sydney gutters be cleaned?
Once a year is the standard. Under gum trees or in a leafy suburb it's two to four times a year, which is what the 6-monthly and 3-monthly plans are for.
